IF you live in Lagos chances are you have heard the phrases ” epe is the new Lagos” or ”epe is the new smart city”. If you have visited Lagos or live in Lagos two major things you must have grown accustomed to are traffic and the high cost of living. Traffic is caused by several factors with overpopulation taking the highest share. To counteract traffic issues, it is necessary to depopulate by migrating people to the less densely populated area of Lagos such as EPE and IBEJU LEKKI.
Where Is Epe ?
Epe is a densely populated town in Lagos located on the north bank of lekki lagoon and about 90 km from Ibadan. Epe is both a town and a Local Government Area (LGA) in Lagos State, Nigeria. It is a Yoruba town of 294 rural and 24 semi-urban settlements located near the Lagos lagoon.
There is no supreme ruler in the area because there are two primary groups, each with its monarch. Within the same town, these are the Eko Epe and Ijebu Epe communities.
The Epe district of Lagos, Nigeria is home to notable higher education institutions such as Lagos State University, Yaba College of Technology, Michael Otedola College of Primary Education, and Pan-Atlantic University. The Lagos State Government constructed a sculpture of two huge fish at a traffic junction at the entrance to Epe from the Lekki-Epe Expressway as a Landmark to note the town.
DEVELOPMENT
Epe has been exposed to rapid development in recent times.
More people and businesses are establishing their base here. EPE is Evolving and only for the better.
There are a handful of notable infrastructural development in the works in Epe some of them include the 16.4 6 lane express way that connects from Lekki – Epe and Ibeju Lekki. This is one project everybody is looking forward to as it will help curb the traffic often experienced on that route. The express project is also highly anticipated because it will help with the huge migration ongoing in Epe (ROAD). It is also anticipated to emerge as Lagos Industrial Hub.
AFFORDABILITY
A major factor that’s making a lot of people migrate to Epe is affordability. Epe is affordable compared to other parts of Lagos, individuals, families and even some organizations are migrating to the new smart city because of affordable land and housing. Other parts of Lagos are overpopulated, this overpopulation comes with a high demand for housing and this has led to a hike in the price of housing and property in those areas. There’s enough hustle in and bustle in Lagos state already as it is and anything that will ease this stress even in the littlest way will be welcome. Affordability and easy access to things will always be things people will look out for.
INDUSTRIALZATION
Due to affordability in Epe a lot of organizations have migrated to the town to establish industrial facilities that would have cost a fortune to set up in other parts of Lagos. This massive industrialization has contributed to the population increase and popularity of Epe as people of different disciplines and crafts are drawn to do business in the town. Being an industrial hub comes with many direct economic benefits which facilitate sustainable growth and development of various businesses.
TOURISM/LANDMARKS
Another factor that makes Epe a hotspot is the various tourist attractions situated in the town. Epe is filled with notable places to visit, and this has become interesting to foreign visitors. The interest of these foreign guests in Epe can bring about international and local trade within different sectors. There are numerous locations that you most likely won’t forget, these are what we considered to be landmarks. For example, the huge statue of two fishes in epe roundabout is a landmark that notifies you that you are coming in to Epe
IBEJU-LEKKI ROAD LINK
The Ibeju-Lekki and Epe confluence is similar to that of Lekki and Victoria island, where one is a commercial hub and the other residential.
Ibeju-Lekki is the fastest developing area in Lagos and is home to enormous industry/facilities like the Dangote Refinery, Deep sea port, Lekki free trade zone and a lot more. The industrialization in Ibeju Lekki has tripled the activities and population recorded in the local government. Ibeju-Lekki has also been funneling traffic to prominent areas close to it and the most prominent and developed of them is Epe. A lot of people who work in Ibeju are settling and residing in Epe. Also a number of investors who are interested in ibeju-lekki often extend their investments to Epe when they see the opportunities the town has to offer.
INVESTMENT
Another reason why a lot of people are turning to invest and develop property in Epe is because the cost of land and development is pocket friendly compared to other parts of Lagos. Firstly we have established the fact that the town of Epe is the next big thing in terms of industrial and residential traffic, and with that information we can project a surge in population and economic activities leading to a high demand for property in Epe in the nearest future. This is why smart investors are securing parcels of land in the region to resell later in future when it must have appreciated.
